STEP ONE INITIAL CONSULTATION

We visit your site, chat through ideas and provide a fee proposal.

STEP TWO SURVEY

Dependant on the scale and nature of the project, we will either visit site to undertake a measured survey of the property or recommend a local surveyor to produce the existing drawings required.

STEP THREE CONCEPT DESIGN

We create a sketch scheme, showing different options, which is a quick way of seeing what’s possible with your project in relation to your brief, budget, and local planning policy.

STEP FOUR DEVELOPED DESIGN & PRE-APPLICATION

Following feedback from you we then move forward with the chosen design and begin to add more detail. During this stage, we’ll submit any required Pre-Planning Applications to the local authority to get their comments on the initial design and its compliance with local planning policy.

Dependant on your specific project requirements we may have advised any other consultants are needed to prepare reports for a planning application, such as a tree surveyor or ecologist. It’s a good idea during this stage to look at these appointments, we can coordinate this on your behalf.

STEP FIVE FINAL DESIGN & PLANNING

Incorporating all of your feedback we prepare the planning drawings and documents to submit a planning application, or if using permitted development, a lawful development certificate application.

We submit these on your behalf and track the application for you. We will then liaise with the planning authority to ensure everything goes smoothly.

STEP SIX ENGINEER INPUT & TECHNICAL DESIGN

Co-ordinating with a Structural engineer we develop the technical designs and specifications for the project, creating a set of technical drawings for building regulations purposes and to agree a price with a builder.

STEP SEVEN CONSTRUCTION

During this stage, we add further information to the technical drawings, developing them into a detailed construction package and producing a construction specification.

We offer a range of Construction stage and Project Management services, tailored to suit your needs and budget during the construction stage. We can be on hand to answer queries as they arise or provide full coordination project management.

Prior to and during construction, we may also be required to discharge any precommencement or pre-occupation planning conditions.
