Our full planning and design service takes you from concept to planning determination. We develop the design with you, preparing all required architectural planning application drawings and statements. We coordinate other consultants if needed, such as ecologists or arboriculturists, submit and manage the application. We can then help you with a list of recommended contractors if you don’t already have a builder in mind.

We manage the comprehensive coordination and management of various consultants throughout the technical design and construction phases. We produce the architectural drawings required to comply with Building Regulations, agree a price with a preferred builder with a Tender Package and can be on hand throughout construction to coordinate contractors & sub-contractors.

Why should I use an Architect?

When do I need Planning Permission?

Planning permission is likely required if you want to build something new, extend, renovate or change the use of your building.

At Field Architects, we are experienced at obtaining the correct Planning Permissions, and other permissions you may need if your building is Listed or in a Conservation Area.

Permitted development rights allow for certain minor building works to be carried out without requiring planning permission. We will be able to advise you if this apply to your project and guide you through the recommended process. If your project doesn’t require planning and can be done through PD, we recommend submitting an application for a “Lawful Development Certificate” (LDC). This confirms that the work is lawful and no planning consent is required.

What are your fees?

We offer fixed fees, clearly outlined in a detailed fee proposal based on your project’s size and budget. These fees are broken down into multiple stages and will only change if you choose to add additional service.

Do I need to use an architect for the full process; or just at the beginning for the designs and planning permission?

As our client, you are in charge of our involvement at all stages of the process. This can range from providing initial concept drawings only to overseeing the entire design and construction process. Often we are engaged up to the Planning or Building Regulations stage. If you choose to take over the construction and site management stage, we can still make site visits to check progress and ensure that everything is going to plan.
